Your Inspection

Helping You Understand Your Property Before You Buy, Sell, or Maintain It

What to Expect During Your Inspection

Whether you’re buying a home, preparing to list your property, or simply keeping up with maintenance, we want your inspection to feel straightforward from the very first phone call. Legacy Inspections brings more than two decades of residential and commercial experience to every appointment, and our bilingual home inspectors are committed to making the process educational, not intimidating.

We follow the Standards of Practice set by InterNACHI, one of the most respected organizations in the home inspection industry. During the walkthrough, we evaluate every major system and component of the property, from the roof and foundation to plumbing, electrical, HVAC, and beyond, calling out anything that needs immediate attention as well as smaller signs of deferred maintenance.

Once we’ve finished walking the property, we’ll go over the condition of the home with you and your real estate agent in plain language, no jargon required. You’ll receive a detailed report through Spectora in both HTML and PDF formats, complete with photos and clear descriptions of everything we covered, so you can revisit the findings from your inspection anytime you need to.

Frequently Asked Questions

A typical home inspection covers structural components, roofing, plumbing, electrical systems, heating and cooling, insulation, windows, doors, and more. Depending on the size of the property, the visit usually takes between two and four hours, sometimes longer for larger commercial buildings.

Clear access to your attic, crawlspace, electrical panel, and water heater, and make sure all appliances are in working order. If you won’t be attending in person, just let us know so we can coordinate access ahead of time and keep pets safely out of the way.

No. A home inspection isn’t a pass or fail test. It’s a straightforward audit of the property’s condition. Your report may note items that need attention, but those notes are meant to inform your decision, not scare you away from it.

In many cases you can legally skip one, but we wouldn’t recommend it. Waiving your inspection means you could end up responsible for repairs you never saw coming, which is a costly risk on one of the biggest purchases of your life.

We’re here to identify and document issues, not perform the repairs ourselves. If something needs attention, we’ll explain what it is and point you toward the right kind of contractor, but the decision of who to hire is always yours.

It can, in a couple of ways. If we find something that needs repair, that could influence the appraised value or open up a conversation about who covers the cost. On the flip side, a clean inspection can give buyers, lenders, and appraisers extra confidence in the property’s condition.

Yes. Alongside our residential home inspections, we offer commercial inspections for business owners, investors, and property managers throughout San Diego County, using the same thorough approach and clear reporting you’d expect for a single-family home.

5 Reasons Your Inspection Is Worth Every Penny

Stronger Negotiating Position

Buyers can use the findings from your inspection to negotiate a fairer price or request repairs, while sellers can get ahead of issues before listing to justify their asking price.

Protects Your Safety

We flag safety concerns most people never think to check for, including electrical hazards, carbon monoxide risks, mold, and structural weak points.

Plans for What's Ahead

When we notice a system nearing the end of its lifespan, like an aging water heater or HVAC unit, we'll tell you, so you can budget for it instead of getting blindsided.

Builds Buyer Confidence

Sellers who complete a pre-listing inspection show buyers there's nothing to hide, which often leads to faster offers and smoother negotiations.

Delivers Real Peace of Mind

Once your inspection is done, you'll know exactly what you're working with, which means fewer surprises and a lot more confidence in your decision.
